1. Hiring an unlicensed contractorThis is a major red flag. Without a valid license and proper insurance, you’re at risk in case of any accidents or property damage during the renovation. Always verify credentials.
2. Poor communicationIf a contractor ghosts you or is inconsistent in their communication, it’s a bad sign. Renovations already come with stress — don’t add confusion and miscommunication to the mix.
3. No clear planA quality renovation — especially kitchens and bathrooms — requires detailed planning and coordination with designers, trades, and building management. Don’t hesitate to ask for a full project timeline.
4. Hidden costsA contract should include a detailed breakdown of all costs: materials, labor, permitting, and any fees. Always review the proposal line-by-line, and to be safe, set aside an extra 20–25% for unforeseen expenses.
5. Poor workmanshipAsk to see a contractor’s past work and speak with references. A reputable contractor should offer at least a 1-year workmanship warranty and stand by the quality of their builds.
6. Unrealistic timelinesBeware of promises that sound too good to be true. A bathroom remodel typically takes 4–6 weeks; a kitchen, 8–10 weeks. Rushed jobs often mean cut corners.
